Northshore condominium is located overlooking Pattaya bay with uninterrupted water views. Raimon Land purchased the property as a skeleton structure complete to level 24. The previous project stopped as a result of the economic downturn in 1997. A prime advantage of the existing structure was that with changes in legislation the views could no longer be built out.

Although originally designed as condominiums, the previous design was no longer appropriate to the market place. The Beaumont Partnership developed a scheme with fewer and larger condominiums that maximised water views.

Similarly with the M&E services, some of the previous design concepts were no longer appropriate, so we developed alternative solutions and at the same time provided a higher standard of services required in the modern market place. In particular, sprinkler protection was incorporated to improve building occupant safety.

Subsequent investigation of the existing structure showed it to be of poor quality. There were significant defects and variations in floor to floor heights across floors, structure was overstressed for the anticipated loads and edge beams were not installed.

Substantial structural rectification works were required including defect repairs, carbon fibre strengthening to slabs, column strengthening and the addition of edge beams

The flow on effect to the M&E services was that every new penetration had to be critically reviewed and detailed because of its detrimental effect on the structure.

The existing structure also had a number of functional shortcomings that needed to be overcome by the Beaumont Partnership.

The completed development is 27 floors high and comprises 191 one, two and three bedroom condominiums over 22 typical floors and a 2 level penthouse on top of both the main tower and the south tower. Also included are car parking levels, a fitness centre, restaurant and swimming pool / spa.
